Texas Lease Documents,
Prepared by a Texas Attorney.
Grazing leases. Hay leases. Hunting leases. Flat-fee, fixed-scope, reviewed by a licensed Texas attorney before they reach your hands. Because a handshake deserves honoring, and a lease deserves paper.
WHY A REAL LEASE (the 30-second case)
If someone grazes, cuts hay, or hunts on your land — or you do those things on someone else's — that arrangement is already a legal relationship. The only question is whether it's written down. A written lease isn't distrust; it's clarity: price, term, who fixes what, who's insured, and what happens when something goes wrong. One document, and everybody sleeps better — including your neighbor.
An internet template doesn't know Texas, doesn't know your county, and doesn't know you. This does better.
THE PACKAGES
🐄 The Grazing Lease Package — $[X] flat Consultation call · custom grazing lease, attorney-reviewed · plain-English summary of key terms
🌾 The Hay / Custom-Farming Agreement — $[X] flat Consultation · agreement · plain-English summary
🦌 The Hunting Lease Package — $[X] flat Consultation · hunting lease with liability provisions · plain-English summary
*Something more complex — multiple parties, existing disputes, unusual terms? That may need full representation rather than a document package. We'll tell you honestly on the consultation call — see "The Fine Print."
HOW IT WORKS (4 steps)
Tell us about your deal. The intake form asks about your land, the other party, and the arrangement — ten minutes, answered in plain language.
The consultation call. 5-10 minutes with the attorney: we confirm your situation fits a flat-fee package (and tell you plainly if it doesn't), and nail down your terms.
We prepare your lease. Drafted through TXdocs — professional Texas document software used by attorneys across the state — and reviewed by your attorney before delivery.
You sign with confidence. Delivered with a plain-English summary of what each section does, so you understand what you're signing — and so does your neighbor.
Typical turnaround: 2-3 business days from consultation to delivery.
ABOUT THE FIRM
JF Duke & Associates, PLLC is the Texas law practice of Jeff Duke — a licensed Texas attorney who also happens to spend his weekends on his own Burleson County ranch, fixing the same fences and negotiating the same real-world arrangements this page exists to paper. He teaches the leasing and property-law lessons at Ranch University, the landowner education platform — which is probably how you found this page.
The disclosure we make everywhere, because plain dealing is the whole brand: Ranch University, LLC is a separate education company co-founded by Jeff and his wife Liz. Ranch University is not a law firm, provides no legal services, and receives no portion of any fee paid to this firm. Your engagement here is with JF Duke & Associates directly — our client relationship, our terms, our responsibility.
THE FINE PRINT (plainly, before you pay)
Fixed scope: each package covers consultation + the named document + summary. It is [limited-scope representation / document-preparation engagement — JEFF DEFINES AND NAMES THIS PRECISELY], described fully in the engagement letter you'll review and sign before any fee is charged..
What a package is NOT: litigation, dispute resolution, title examination, negotiation with the other party on your behalf, or ongoing representation. If your situation needs those, the consultation call is where we'll say so — and you'll owe [nothing / only the consultation fee — JEFF SETS].
Conflicts check: as with any law firm, we confirm we can represent you before engagement.
No outcome promises: a good lease reduces risk; nothing eliminates it.
FAQ
Do I really need an attorney for a simple grazing lease?
You need a WRITTEN lease. Attorney-prepared means it fits Texas law and your actual deal — and costs a fraction of what one dispute does.
Can you represent both me and my neighbor?
[Jeff answers — conflicts/dual-representation per his rules]
What if my deal is complicated?
Then the flat fee is the wrong tool and we'll tell you on the call. Honest triage is part of the service.
I'm not a Ranch U member — can I still use this?
Yes! We are happy to work with any clients in the state of Texas.
Where are you licensed?
Texas. These documents are for Texas land and Texas deals.
